November – the time to buy a house in Languedoc

If you’ve been thinking about buying a house in Languedoc – particularly in the Aude – this is definitely the time. 

  • November is traditionally the time sellers rethink their prices
  • The market has been, and continues to be slow
  • Good selection of properties for sale in all price ranges

November is traditionally the time that unrealistic prices are adjusted by property sellers in the Aude.  There are aways people who test the market, list at a high price just to see if the property will sell.  Usually they put the property on the market in January, aiming at the February half-term buyers.

By November when they haven’t had any offers, and in some cases not even any viewers, reality hits and they lower the price to a reasonable level.

This year, 2006, the market has been slow.  There was a rise in activity early in the year but things slowed down by the end of June and they haven’t picked up yet.  Normally there’s an increase in activity in September and October.  This year there was a bump in late September and early October  but it didn’t carry through the month.   

There’s a good selection of properties on the market right now, whatever your budget.

Over 1,000,000 euros – it’s a buyer’s market and there are some wonderful properties.

Over 400,000 euros – also a buyer’s market  with some terrific development, restoration and renovation opportunities.

200,000 to 400,000 euros – there are some lovely homes on the market in the 240,000 to 270,000 range.  Ready to move in, you don’t have to do a thing.  Nice gardens, some with pools.  Good vacation rental potential.  Village houses with gardens are in the 200,000 to 230,000 euro range.

135,000 – 200,000 euros – Some well renovated village houses with terraces at the low end and some with courts and gardens at the high end.

100,000 – 135,000 euros – Plan on doing some work.  Lots of houses but few with outside space.

Under 100,000 euros – Some nice lock and leave vacation properties although it’s almost impossible to find anything with outdoor space.  If you’re willing to have work done it’s still possible to find properties to renovate although usually they don’t have much in the way of outdoor space.  Sometimes you can make a roof terrace, a good option for a vatation home.
